That's why you need renters insurance. &lt;/p&gt;
&lt;p style="background: white;"&gt;A policy costs around $200 a year, on average. It covers renters against losses from fire or smoke, lightning, vandalism, theft, explosion, windstorm and water damage. Policies will reimburse you the difference between your additional living expenses and normal living expenses. Plus, renters insurance helps cover legal costs if you're taken to court because someone is injured at your home. &lt;/p&gt;
&lt;p style="background: white;"&gt;Here&amp;rsquo;s how to determine what you need:&lt;/p&gt;
&lt;p style="background: white;"&gt;Create a home inventory to determine the value of all of your belongings. A policy will pay to replace your possessions. If you have expensive jewelry, collectibles or art, consider scheduling them on your policy to provide more coverage. Standard policies offer only a limited amount of coverage for these items. You'll need receipts or appraisals for items to be covered.&lt;/p&gt;
&lt;p style="background: white;"&gt;Your deductible is the amount you'll pay out of pocket before insurance pays for a loss. The higher the deductible, the lower your premium will be. So if you can afford a higher deductible, you'll save premium over the course of the year. &lt;/p&gt;
&lt;p style="background: white;"&gt;Although losses from fires, lightning, windstorms, theft, vandalism, explosions and certain types of water damage are covered, standard policies don't cover floods or earthquakes. You can get flood insurance through the federal government's National Flood Insurance Program (NFIP). Check with your insurer about getting separate earthquake policy. Flood Insurance is valuable if you live on a ground floor or lower lever apartment, especially if you are in a designated flood zone. Your municipality can let you know what zone you are in.&lt;/p&gt;
&lt;p style="background: white;"&gt;Liability is most important because renting sets you up for damage caused to others. Apartment dwelling increases your responsibility towards others; for example a toilet or bath tub overflows in your unit and damages another unit.&amp;nbsp;Policies provide $100,000 and&amp;nbsp;$300,000 worth of liability coverage&amp;nbsp;as a minimum recommendation. If you feel you need more liability coverage, policies can go up to $500,000. After that, consider getting an umbrella policy for an additional $150 to $300 a year for $1 million worth of coverage.&lt;/p&gt;
&lt;p style="background: white;"&gt;Many insurance companies offer a variety of discounts. For example, you could pay less if you have a security system, smoke detectors and deadbolt locks. And, you can get multi policy discounts for auto policies too.&lt;/p&gt;
&lt;p style="background: white;"&gt;A building you rent may be properly insured, but you may be exposed. Make sure you are equally protected.&lt;br /&gt;

&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;New Treats and Toys&lt;/strong&gt;&lt;br /&gt;

&lt;/span&gt;Even a pet-safe treat can cause stomach upset if it is new to your pet. Offer only one of these at a time (ideally, separated by a few days). If your pet becomes ill after eating a holiday treat, it will be easier to trace the source and discontinue it. Also, check new toys for sharp edges, pieces that can be chewed off, or other potential hazards.&lt;br /&gt;
&lt;br /&gt;
&lt;span style="text-decoration: underline;"&gt;Plants&lt;br /&gt;
&lt;br /&gt;
&lt;/span&gt;Hazardous plants include mistletoe, some evergreens (including some types of pine), and holly bushes and berries. Try to keep these plants away from pets, or at least supervise pets when dangerous plants are nearby.&lt;br /&gt;
&lt;br /&gt;
&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Decorations&lt;/strong&gt;&lt;br /&gt;
&lt;/span&gt;&lt;br /&gt;
Tinsel, tree ornaments, ribbons, string, and garlands are some items that can be dangerous if eaten by pets. Keep these items away from pets &amp;mdash; especially when pets are unattended. Don't forget to cover any electrical cords or keep them out of reach.&lt;br /&gt;

&lt;br /&gt;
&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Fire and Carbon Monoxide&lt;/strong&gt;&lt;br /&gt;

Monitor pets near fireplaces, wood-burning stoves, candles, and portable heaters. Also, don't forget to check smoke detectors and carbon monoxide detectors to make sure they are functioning properly. Space heaters, furnaces, and idling cars (in a garage) can increase the risk of carbon monoxide poisoning in pets and humans.&lt;br /&gt;
&lt;br /&gt;
&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Christmas Trees&lt;/strong&gt;&lt;br /&gt;
&lt;/span&gt;&lt;br /&gt;
Monitor your pets when they are around your holiday tree. Pets may eat the needles (even from artificial trees) or drink water from the base of the tree, which can be toxic (especially if there are preservatives in it). Keep electrical cords and decorative lights out of reach, too.&lt;br /&gt;
&lt;br /&gt;
In many cases, if your pet has eaten or drunk something toxic, warning signs will include gastrointestinal problems, such as vomiting and diarrhea. Other signs may include tiredness and lack of appetite, especially in cats that have eaten lilies. If your pet shows any of these signs, or if you think he or she has eaten something dangerous but is not showing any signs yet, please call an emercency vet right away. Treating your pet as soon as possible is essential! &lt;br /&gt;
&lt;br /&gt;

This is critical in order to prevent a serious fire or burn injury. Take a cautionary note from the fact that the appliance probably &lt;strong&gt;does not &lt;/strong&gt;carry the seal from a testing lab such as Underwriters Laboratory.&lt;/p&gt;
&lt;p&gt;And no matter how hard it's raining, don't bring this cooking operation into the garage, onto the wood deck or near anything that burns! &lt;/p&gt;
&lt;p&gt;Here are&amp;nbsp;more basic safety tips from the&amp;nbsp;Fire Department and the Fire Marshal to help keep you and your family safe:&lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;1. Prepare in advance, and use proper equipment &lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;Use a specially designed outdoor cooker/deep fryer with a perforated basket insert. The cooking pot should be 10 gallon or more capacity and stand three feet high,&amp;nbsp;hooked up to a propane gas cylinder. The propane cylinder must be separated by a minimum of&amp;nbsp;two feet from the fryer. Read and follow the manufacturer&amp;rsquo;s directions and safety instructions. &lt;/li&gt;
    &lt;li&gt;Place the fryer on a flat and level surface. &lt;/li&gt;
    &lt;li&gt;Be aware of your clothing around the hot oil, which can spatter, and the open flame, which could ignite clothing. Roll sleeves up and tuck away loose clothing. &lt;/li&gt;
    &lt;li&gt;Be sure you are strong enough to lower the turkey into, and lift it from, the 350-degree oil safely. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;2. Keep heated items (hot oil and propane cooker) away from anything that can burn&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;The entire area for at least 10 feet in all directions must be fireproof. Never deep fry a turkey indoors, in a garage, on a porch, on a deck, or in any other structure attached to a building &lt;/li&gt;
    &lt;li&gt;Keep children and pets away from the cooking area. Never leave the hot oil unattended. &lt;/li&gt;
    &lt;li&gt;The deep-fryer unit should be positioned so wind will direct the heat away from the gas cylinder, people, and structures. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;3. Watch what you heat and cook&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;Deep fryers must always be attended during cooking. &lt;/li&gt;
    &lt;li&gt;Never use a frozen turkey because the ice crystals can cause it to &amp;ldquo;explode&amp;rdquo; when it comes in contact with hot oil. &lt;/li&gt;
    &lt;li&gt;Oil should not be allowed to go over 350 degrees; oil can ignite at 375 degrees. Allow oil to cool completely before disposing or storing. &lt;/li&gt;
    &lt;li&gt;Never cover the deep fryer because this could cause overheating, or boiling over of the hot oil. &lt;/li&gt;
    &lt;li&gt;Should a fire start, clear all people from the area and call 911&amp;nbsp; &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;4. Recycle that oil, check with your local township for recycling centers.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. Enjoy your turkey when you're done!&lt;br /&gt;
&lt;br /&gt;

&lt;p&gt;&lt;strong&gt;Common Causes of Flood&lt;/strong&gt; often result from torrential rainstorms and hurricanes. Floods also commonly result from snow melt. Floods also result as a side effect of development- such as road construction or a new housing community- that alter storm water drainage patterns &lt;strong&gt;Who is at Risk? &lt;/strong&gt;&lt;strong&gt;Flood insurance&lt;/strong&gt; is not just for people living or working on the coast. According to the National Flood Insurance Program (NFIP), 31 percent of the properties damaged by floods are located outside of a special flood hazard area as designated by FEMA. The NFIP reports that floods happen in all 50 states and that floods are the second most common cause of property damage behind fire. &lt;br /&gt;
Property owners are often mislead into believing that &lt;strong&gt;flood insurance&lt;/strong&gt; is only available for properties that are located in a special flood hazard area or &amp;ldquo;flood zone.&amp;rdquo; Unfortunately, this myth has caused many property owners to suffer from uninsured flood losses that could have been easily covered. The only requirement is that the property is located in a &amp;ldquo;participating community.&amp;rdquo; This could be a township, municipality, city or county that has agreed to participate in the NFIP. &lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;Preferred Risk Policy (PRP) &lt;/strong&gt;The NFIP offers the PRP for homes and businesses that are not located in a special flood hazard area and do not have a history of flood claims. The PRP allows eligible buyers the opportunity to purchase &lt;strong&gt;flood insurance&lt;/strong&gt; at a pre-determined rate. PRP rates are intended to remind property owners that regardless of where the property is located the aforementioned data is proof that it&amp;rsquo;s still a good idea to purchase &lt;strong&gt;flood insurance&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;A Few Unique Features of Flood Insurance&lt;/strong&gt;It is important to remember that a &lt;strong&gt;flood insurance&lt;/strong&gt; policy is a separate policy from your home, condo, or business insurance. This means that &lt;strong&gt;flood insurance&lt;/strong&gt; is subject to its own terms and conditions. &amp;lt;/&lt;strong&gt;Following are a few of the unique features&amp;nbsp; &lt;br /&gt;
&lt;/strong&gt;&lt;span style="text-decoration: underline;"&gt;Waiting Period&amp;nbsp; &lt;/span&gt;There is a 30-day waiting period from the date you first purchase &lt;strong&gt;flood insurance&lt;/strong&gt; to the date that policy takes effect. This is designed to prevent the purchase of coverage for losses in progress. The 30-day waiting period also applies to changes made to an in-force flood policy. For example, if you currently carry $200,000 in coverage for your home and decide to raise that amount to $250,000, you must wait 30 days before the change will take effect.&amp;nbsp; The waiting period &lt;em&gt;does not&lt;/em&gt; apply to a renewal policy. There are two exceptions to the 30-day waiting period: the first is if the policy is required in conjunction with the closing of a loan. The second is for property owners that previously were not required to purchase &lt;strong&gt;flood insurance&lt;/strong&gt; but are now being told they must as a result of a new map from FEMA indicating that property is now located in a special flood hazard area.&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
&lt;span style="text-decoration: underline;"&gt;Two Deductibles?&lt;/span&gt;Let&amp;rsquo;s say a flood causes $50,000 in damage to your home and $10,000 to contents. Your policy includes a $1,000 deductible. That deductible will apply once towards the recovery of your home and once towards the recovery of your contents. This means it&amp;rsquo;s possible you will pay the deductible twice for the same loss: once for the dwelling and once again for contents.&amp;nbsp;&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
Note that lenders who require owners to purchase &lt;strong&gt;flood insurance&lt;/strong&gt; typically only require insurance on the dwelling or building and do not require &lt;strong&gt;flood insurance&lt;/strong&gt; on contents. Owners should carefully consider the cost to repair or replace contents before choosing to forgo insuring them.&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;

&lt;p&gt;Dog bites account for more than one-third of all homeowners insurance liability claims paid out in 2009, says the Insurance Information Institute (I.I.I.).&lt;/p&gt;
&lt;p&gt;An analysis of homeowners insurance data by the I.I.I. found that the average cost of dog bite claims was $24,840 in 2009, up slightly from $24,461 in 2008.&lt;/p&gt;
&lt;p&gt;Over the six-year period since 2003, the cost of these claims has risen nearly 30 percent. Additionally, the number of claims increased by 4.8 percent to 16,586 in 2009 from 15,823 in 2008.&lt;/p&gt;
&lt;p&gt;"The rise in dog bite claims over the last seven years (2003-2009) can be attributed to increased medical costs as well as the size of settlements, judgments and jury awards given to plaintiffs, which have risen well above the rate of inflation in recent years," said Loretta Worters, vice president at the I.I.I.&lt;/p&gt;
&lt;p&gt;With more than 50 percent of bites occurring on the dog owner's property, the issue is a major source of concern for insurers.&lt;/p&gt;
&lt;p&gt;More than 4.7 million people in the United States are bitten by dogs annually, and nearly 900,000 of those, half of them children, require medical care, according to the Centers for Disease Control and Prevention (CDC). Of those injured, 386,000 require treatment in an emergency department and about 16 die.&lt;/p&gt;
&lt;p&gt;The rate of dog bite related injuries is highest for children aged five to nine years old; the rate decreases thereafter. Almost two-thirds of these injuries among children ages four years and younger are to the head or neck region. Injury rates in children are significantly higher for boys than for girls.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Dog Owner Liability&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are three kinds of law that impose liability on owners:&lt;/p&gt;
&lt;p&gt;1. Dog-bite statute: The dog owner is automatically liable for any injury or property damage the dog causes, even without provocation.&lt;/p&gt;
&lt;p&gt;2. "One-bite" rule: In some states, the owner is not held liable for the first bite the dog inflicts. Once an animal has demonstrated vicious behavior, such as biting or otherwise displaying a "vicious propensity," the owner can be held liable. Some states have moved away from the one-bite rule and hold owners responsible for any injury, regardless of whether the animal has previously bitten someone.&lt;/p&gt;

Whether it's jewelry, furs, art, silver or some form of collectibles, itemizing them and giving them each a value helps you get the amount they are worth in the event of a claim. And scheduling them means that there is no deductible applied to them.&lt;br /&gt;
This is of significant importance if you have very expensive pieces of jewelry, fine arts, antiques or the like. It is recommended to get appraisals on large expensive items, but even on the smaller ones can be helpful. Remember if something gets lost or stolen, documentation is your best asset when speaking with an adjuster.&lt;br /&gt;
All policies provide a minimal amount of coverage for jewelry, furs and silverware. But in the event of a loss, you will only be reimbursed for the limit the policy provides, less your policy deductible. So if your deductible is $1000 and your policy limit is $5000, the most you will get for any one or multiple pieces is $4000. So if something was more valuable and it wasn't scheduled, the most you would get is the policy limit. &lt;br /&gt;
The recommendation is to take an inventory of your valuables and talk it over with your agent. Make sure that if you can't afford to lose it, it's itemized!&lt;br /&gt;

If you currently carry $5000 in water back-up, it may be wise to increase it to $10,000. If you carry $10,000, perhaps an increase to $15,000 or $20,000 might be in order?&amp;nbsp;Remember, your reimbursement for a claim is subject to your policy deductible too.&lt;br /&gt;

    &lt;li&gt;Management Agency has clarified that in the event of a declared flooding disaster, National Flood Insurance Program coverage will apply even if oil from the British Petroleum deep well blowout in the Gulf of Mexico is mixed with flood waters.&lt;/li&gt;
&lt;/ul&gt;
&lt;/div&gt;
&lt;p&gt;The NFIP will bill BP for reimbursement for any claims it pays for covered properties affected by flood waters mixed with oil from the BP spill.&lt;/p&gt;
&lt;p&gt;In a memorandum issued to insurance industry Write Your Own flood program particpants, James A Sadler, director of Claims for the NFIP, said that oil in flood water is not a new development for the flood insurance program. However, in order for coverage to apply there must first be a definitional flood as described in the Standard Flood Insurance Policy (SFIP), Sadler wrote.&lt;/p&gt;
&lt;p&gt;Damage caused by the oil in flood waters is covered subject to the provisions of the SFIP.&lt;/p&gt;
&lt;p&gt;Other stipulations provided by Sadler in the memo include:&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;Coverage for commercial buildings and contents must be purchased separately and the limit for damage caused by pollutants is $10,000. &lt;/li&gt;
    &lt;li&gt;Homes and contents are covered up to the policy limits. &lt;/li&gt;
    &lt;li&gt;NFIP only pays for direct physical loss by or from flood. &lt;/li&gt;
    &lt;li&gt;Condominium contents are covered to the policy limits. &lt;/li&gt;
    &lt;li&gt;Damage to ground, soil, or land caused by flood, oil, or flood water mixed with oil is not covered. &lt;/li&gt;
    &lt;li&gt;The cost of complying with any local or state ordinance including one that requires special removal methods for oil is specifically excluded (certain floodplain management mitigation requirements are exceptions). &lt;/li&gt;
    &lt;li&gt;There is no coverage for testing for or monitoring of pollutants unless there is a law or ordinance requiring it. &lt;/li&gt;
    &lt;li&gt;If the policyholder makes any claim against any person who caused the loss and recovers any money, the policyholder must pay FEMA or the WYO back first before the policyholder may keep any of that money. &lt;/li&gt;
&lt;/ul&gt;

You will need to sign a cancelation form that will specify the date that you want the policy to be canceled. However, it is never recommended to just let a policy lapse in order to start a new policy, even if they are on corresponding dates. The reason for this is that in insurance when reports are run to check past insurance coverage, it can be a black strike against you if it shows you let a policy lapse.  There is never a reason given in that report as to why it lapsed and it could be misinterpreted as non-pay of premium.
